collateralised debt obligations which are backed, that is funded by and secured over, a portfolio of commercial real estate investments. Such investments are typically comprised of commercial real estate loans, commercial mortgage-backed securities (CMBS) (particularly subordinated portions of CMBS) and real estate investment trust (REIT) securities.
Unlike CMBS transactions (which have strict criteria in relation to the seniority of mortgage loans capable of forming part of the receivables portfolio), CRE CDOs benefit from the freedom to select assets from a broad range of commercial real estate investments, ranging in both type of investment and seniority. This ability to tailor the risk profile of the underlying collateral is further enhanced by the collateral manager's ability to actively manage the collateral assets (albeit within certain limits).
